We have all become aware of the potential health hazards presented by the presence of mold, but did you know that mold when left unattended will actually eat the structure of your home or building? Mold needs three things to survive and thrive; moisture, heat or humidity, and a food source. Almost all building materials contain cellulose, the preferred food for mold growth.
In the wake of the 2004 and 2005 Hurricane seasons thousands of homes suffered extensive damage, some of the homes requiring repairs and many others complete roof replacements. Real estate buyers have become increasingly aware that a home with mold is to be avoided, or at very least to be considered a fixer upper. In either case it is bad news for sellers.

The North American insurance industry estimates that within the past 10 years thousands of toxic-mold and property destruction lawsuits were filed in the United States and Canada. Unfortunately, the number continues to increase dramatically with no end in sight. |

FLAT FEE MLS LISTING SERVICE SOUTH FLORIDA
How it works
Self Serve Realty is Florida’s lowest priced flat fee listing realtor specializing in Broward, Dade, Palm Beach, Martin and St. Lucie counties.
Self Serve Realty provides one service to the seller. That service is to enter the sellers' home onto the realtors' Multiple Listing Service (MLS) and also onto the National Association of Realtors internet site called “Realtor.com” including photos of your property.
What is MLS?
The MLS (Multiple Listing Service) is a service that is available only to realtors to list your home. It is the #1 tool that realtors use to sell homes.
Self Serve Realty charges a minimal flat fee of $249.00 to list your home for sale on the MLS for 6 months. This allows sellers full exposure to all realtors while being able to sell their home on their own. The seller may withdraw it at anytime. A rental listing costs $149.00. Unlike other discount services Self Serve Realty does not collect any commission at closing. The fee is one time only.
The seller handles all showings, offers and any other issue pertaining to the sale of their home, including keeping their own sign on the property. A closing agent either a title company or attorney is required in all sale transactions whether a realtor is used or not. They will handle all closing documents.
All realtors will see your property’s listing everytime they are looking for that price range and area. If the seller decides to accept an offer from one of the realtor’s buyers, than seller would owe only that realtor a commission which the seller will stipulate on the listing fee agreement. (usually this is from 2 to 3 percent)
Finally, the seller may sell their home with no realtor involved. Then no commission is due at all. The general public can view the listing on Realtor.com and of course the seller can continue to market their property on their own.
This service offers sellers the opportunity to list their home on the MLS and still be able to sell their home on their own with no obligation to pay a commission.

FLORIDA LIFE SETTLEMENT
The NAIC Model Act defines a life settlement broker as:
“a person that on behalf of a policy owner and for a fee, commission or other valuable consideration offers or attempts to negotiate life settlement contracts between a policy owner and one or more life settlement providers. Notwithstanding the manner in which the life settlement broker is compensated, a life settlement broker is deemed to represent only the policy owner and owes a fiduciary duty to the policy owner to act according to the policy owner’s instruction and in the best interest in the policy owner.”
What is Life Settlement?
Life Settlements enables individuals, businesses, and/or organizations to sell life insurance policies they currently own, but no longer want or need, for an amount greater than the cash surrender value on the secondary market.

Procedure for evaluating or selling a policy
THIS IS DONE IN COMPLETE CONIDENTIALITY
1. The policy owner completes an application along with signed authorizations.
2. We will gather all the necessary documentation (ie: Attending Physician Statements, Policy illustrations, etc…).
3. The file is submitted to select funding organizations for independent review.
4. A biding contest is created to obtain the highest offer for the policy owner.
5. The offer is relayed to the policy owner for acceptance.
6. Once the offer is accepted, the contract is sent to the policy owner / and insured for review and signatures.
7. The signed contract is sent back to the funding company. The funding company sends the appropriate documents to the insurance company to change the ownership and beneficiary information on the policy.
8. Once Change of ownership is completed and verified, the funds are wired to the bank account designated by the policy owner.
